Principles of Building Planning

1. Introduction to Building Planning Planning a building is an art combined with science, aiming to arrange various components and spaces to fulfill functional, aesthetic, and environmental goals before structural design takes place. The objective is to satisfy the basic requirements of the users without violating the by-laws of statutory authorities.

2. Basic Requirements of an Ideal Building Before detailing the principles of spatial planning, it is essential to understand the primary physical and functional requirements any building must fulfill:

  • Strength, Stability, and Durability: The structure must safely transfer expected loads to the ground without excessive deformation or risk of buckling. Every component should be durable.
  • Environmental Resistance: The building must resist dampness (which reduces the building's life), insulate against heat, insulate against indoor/outdoor noise, and provide protection from termites.
  • Safety and Security: It must not ignite easily and should be planned with slow fire-spread orientations and easy evacuation routes. It must also offer security against burglary.
  • Comfort and Economy: It must ensure sufficient lighting, cross-ventilation, and maximum comfort, all while maintaining overall economy.

3. Core Principles of Building Planning The core principles govern how spaces are arranged, sized, and connected. They are categorized as follows:

A. Orientation and Aspect

  • Orientation: This involves setting out the building's plan with respect to North-South and East-West directions. The goal is to maximize the benefits of nature, such as sunshine and wind, based on the local climate and geography. For instance, longer walls are generally placed facing North or South, and shorter walls facing East or West, to minimize harsh sun exposure.
  • Aspect: This refers to the specific arrangement of doors and windows in external walls. Proper aspect ensures each room gets the appropriate environment. For example, a kitchen should have an eastern aspect to catch morning sun rays (which contain germ-killing UV rays), while bedrooms should have a western or south-western aspect to take advantage of evening breezes.







B. Prospect

  • Prospect is about selecting and locating doors and windows to reveal pleasant external views while concealing undesirable features from anyone looking out from the inside. This can be achieved through architectural elements like bay windows, corner windows, or larger customized openings.


C. Planning for Suitable Utility

  • Roominess: This is the practice of extracting the maximum utility from minimum dimensions. To avoid a "tunnel" effect or wasted movement space, the ideal length-to-width ratio of a room should be kept between 1.2 to 1.5. Light colors can also be used to give the illusion of more space.



  • Furniture Requirements: A space cannot be properly sized without considering its contents. The placement of beds, study tables, sofas, and equipment must be drawn out first to determine the exact room dimensions and the placement of doors and windows.

D. Grouping

  • Grouping refers to the disposition of various rooms based on their functional relationships and the convenience of the users.
  • Examples: A dining room must be located close to the kitchen. The sanitary block should be convenient to the bedrooms but kept away from the kitchen. In public buildings like hospitals, administrative areas and operation theaters must be grouped according to their specific functions.

E. Circulation

  • Circulation is the space dedicated to movement within the building.
  • Horizontal Circulation: Movement on the same floor via passages, corridors, lobbies, and halls. These should be straight, sufficiently wide, well-lighted, and ventilated.
  • Vertical Circulation: Movement between different floors using stairs, lifts, and ramps. Stairs should be easily accessible to all users and ideally located centrally for easy approach from all rooms.


F. Privacy

  • Internal Privacy: Segregating functions within the building. This is achieved by the careful placement of doors and screens to prevent direct views from passages or living areas into private rooms.
  • External Privacy: Shielding the building's interior from street noise, pollution, and neighboring buildings. Methods include adjusting window sill heights, building boundary walls, and planting trees around the house.




G. Elegance and Flexibility

  • Elegance: The aesthetic appeal of the building's exterior. It is achieved through symmetry, attractive elevations, and the proper positioning of doors, windows, chejjas (weather shades), and balconies.
  • Flexibility: Designing a room so it can serve multiple purposes if necessary. For instance, providing a removable partition between a living room and dining room allows the spaces to be combined for larger family functions.

H. Energy Efficiency and Sanitation

  • Energy Efficiency: A building should be oriented to maximize natural daylighting and ventilation, drastically reducing the need for electric energy. Window-to-floor area ratios are dictated by climate (e.g., 1/5th in hot and humid climates).
  • Sanitary Convenience: Proper provision of bathrooms, water closets (WCs), and general cleaning facilities. Floors in these blocks must be given suitable slopes to easily drain out water.

I. Economy and Future Expansion

  • Economy: Planning economically means minimizing wasted space (like excessive circulation areas) and selecting materials that lower long-term maintenance costs, all without sacrificing comfort or durability.
  • Future Expansion: A well-planned building allows for future horizontal or vertical extensions without requiring the dismantling or damaging of the existing structure.
